Should You Buy a Home in Las Vegas Now or Wait for Mortgage Rates to Drop?

If you’re thinking about buying a home in Las Vegas, you may be asking the same question I hear from buyers all the time:

Should I buy a home now, or wait for mortgage rates to come down?

It’s an understandable question. Buying a home is a major financial decision, and no one wants to look back and wonder if waiting six months, a year, or even two years would have resulted in a better deal.

But what does the data actually say about buying now versus waiting? A recent study looked at more than two decades of housing data to find out.

What 23 Years of Housing Data Tells Us

A 2026 study by A&D Mortgage analyzed housing data from 2000 through 2022 across all 50 states and Washington, D.C.

Researchers compared two scenarios:

Buy now: Purchase a home in the starting year.

Wait: Continue saving for two years and then purchase under the actual home prices and mortgage rates that existed two years later.

The result?

Nationally, buying immediately produced the better financial outcome 61% of the time.

But here's what caught my attention as a Las Vegas Realtor:

In Nevada, buying now came out ahead 70% of the time.

That doesn't mean buying today is automatically the right decision for every Las Vegas buyer. But it does show why focusing on mortgage rates alone can be misleading.

Why Waiting for Lower Mortgage Rates Can Backfire

The thinking seems logical:

“If mortgage rates come down, I’ll buy then and have a lower payment.”

The problem is that mortgage rates aren't the only thing that changes.

While you're waiting, home prices can change too.

And when rates fall, more buyers may decide it's finally time to enter the market. That can potentially mean more competition for desirable Las Vegas homes and less negotiating leverage.

A lower mortgage rate doesn't necessarily mean the home will ultimately cost you less.

The A&D Mortgage study illustrates this well.

From 2013 to 2015, average mortgage rates declined slightly, from 3.98% to 3.85%. Yet buyers who purchased in 2013 rather than waiting two years came out ahead in 84% of the scenarios analyzed nationwide.

Why?

Because the equation isn't just about interest rates.

It's about the combination of mortgage rates, home prices, savings and local market conditions.

Today's Las Vegas Market Adds Another Factor: Negotiating Power

There's another reason Las Vegas buyers should look beyond the interest rate.

Today's market may provide buyers with negotiating opportunities that weren't as readily available during the highly competitive housing markets of recent years.

Depending on the property and the seller's situation, a buyer may be able to negotiate for things such as:

  • Seller-paid closing costs

  • Mortgage rate buydowns

  • Repair credits

  • Other seller concessions

A seller concession toward a mortgage rate buydown, for example, could help reduce your borrowing costs without waiting for mortgage rates across the entire market to fall.

Every property and transaction is different, but these are exactly the kinds of numbers buyers should evaluate when deciding whether to purchase now or wait.

There Has Never Been a Perfect Formula for Timing the Housing Market

One of the most interesting findings from the 23-year study was how frequently the better strategy changed.

There were periods when buying immediately overwhelmingly produced the better result. There were other periods—particularly surrounding the housing crash—when waiting was clearly advantageous.

In 2018, buying immediately produced the better result in only 2% of the scenarios studied.

Yet from 2020 through 2022, buying immediately came out ahead in 100% of the scenarios analyzed.

The lesson isn't that you should always buy now.

It's that trying to perfectly time both home prices and mortgage rates is extremely difficult.

So, Should You Buy a Las Vegas Home Now or Wait?

Instead of asking:

“When will mortgage rates come down?”

Consider asking:

“Does buying the right home make financial sense for me today?”

Your answer depends on your budget, down payment, monthly payment, how long you expect to own the home and the terms you can negotiate on the property you're considering.

If the numbers don't make sense today, waiting may absolutely be the right decision.

But if you're financially prepared and find the right property, waiting solely because you're hoping mortgage rates will fall could mean overlooking opportunities available in today's Las Vegas real estate market.
